What to Expect When Buying or Selling!

Buyer:

  1. Save for your down payment (20% or above no Primary Mortgage Insurance) and remember unless you are VA there could be some closing costs.

  2. Know your credit score (poor, fair, good, excellent).

  3. Find an agent (Hi I'm Scott!).

  4. Get pre-approved (I recommend a local lender).

  5. Give your agent your wants/needs and go home shopping.

  6. When you find the one, talk to your agent and submit an offer.

  7. When your offer is accepted start your 10 day dudiligence period (home inspection, plumbing, HVAC, roof, termite, electrical...etc).

  8. Talk to your lender and agent about ordering an appraisal (If cash buyer you can skip this if you'd like).

  9. If everyone agrees on terms of repairs, credit or no repairs and home appraises then its now time to close.

  10. On closing sign paper work with tile/escrow and move in!

Seller:

  1. Find an Agent (Hi I'm Scott!).

  2. Set-up a listing appointment with your agent (home evaluation and listing agreement details)

  3. Discuss with your agent what you expect to get and what they feel you should ecpect to get for your home.

  4. With the knwoledge that your agent has given you decide on a listing price.

  5. Prep your home (clean, put away family photos, do touch-ups if needed and clean the yard...etc).

  6. Your agent will market your home (Open houses, websites, social media and tell the neighborhood).

  7. Accpet an offer (10 days or less after acceptance go over buyer inspections and discuss them with your agent).

  8. After accpeted offer, wait to hear about the appraised value (unless cash buyer there may not be one).

  9. If everyone agrees on terms of repairs, credits or no repairs and home appraises its now time to close.

  10. On closing date sign paper work with tile/escrow and get paid!
